Coldwells Build are proud to be certified Passivhaus contractors. Renowned as the international gold standard of building, Passivhaus uses the most stringent construction methods to create low-energy, high-quality eco-homes.
In early 2024, we will launch an exclusive range of contemporary, prefabricated, turnkey Passivhaus designs - the first of their kind in Scotland. The six ready-to-go designs will be available in two, three, four and five bed options and make it easy for self-builders, private clients, estate owners and developers to build a Passivhaus certified home.
The homes will be manufactured in our Aberdeenshire workshop by our in-house Passivhaus-certified craftsmen and have been developed in collaboration with Scotland’s leading Passivhaus designers, John Gilbert Architects.
In sharp contrast to other new-build properties, Passivhaus homes are specifically designed to maintain an almost constant temperature - which means they require very little additional heating.

Our Process
During your first consultation, we’ll explain our process and answer your questions. We’ll tell you everything you need to know about building a Passivhaus home, discuss timescales and budgets before arranging for you to view our past projects. If you’ve got a site in mind, we’ll give it a free assessment.
Building a Passive House isn’t like building a standard home. Every element must be precision executed by qualified and detail-orientated craftspeople. Coldwells Build is one of the few certified Passivhaus contractors in Scotland committed to building homes to this world-leading standard.
We establish a realistic budget at your first consultation and carefully tailor the works to suit. Our comprehensive quotation process means we do all the necessary legwork in the beginning to ensure there are no unexpected costs during the build. We’ll give you a final fixed price, which includes everything specified in the building contract. We take payment in stages and give you complete transparency on how and when these will take place.
Coldwells Build will be your one point of contact throughout your project. As principal contractors, we are accountable for driving and coordinating the entire construction process. You will benefit from our established links with trusted Passivhaus certified suppliers and specialist craftspeople.
You will receive a login to our online client portal and app which allows you to track progress of your build in real time. You can view daily job schedules, budget tracking, progress photos, site reports, invoices and make selections to customise your new home.
To guarantee the highest quality build, we keep our ongoing projects portfolio deliberately compact, and only work on a maximum of three projects at any one time. Coldwells Build projects are capped at six per year.
An independent assessor will check our work during and after construction to ensure your home meets the Passivhaus Standard. You’ll also get all relevant guarantees, test certificates and warranties from manufacturers and suppliers.
We will follow up at 1, 3, 6 and 12 months to ensure your home is defect free and resolve any snagging issues. We’ll remain as your partner for as long as it suits your needs.
